Buying a property

We primarily deal in residential properties — 1BHK, 2BHK, 3BHK apartments, duplex apartments (3 & 4BHK with roof rights), and independent floors across Greater Noida West and Noida Extension. We have options both below and above ₹50 lakh.

Typically, you need to pay 10% to 25% of the property value as a down payment. The remaining amount is financed by the bank based on your loan eligibility and the loan-to-value (LTV) ratio set by the lender.

Home loan tenures in India typically range from 10 to 30 years. A shorter tenure means higher EMIs but faster repayment and lower total interest, while a longer tenure reduces your monthly outgo but increases the overall cost of the loan.

Yes. You can prepay or foreclose your home loan either partially or fully before the scheduled end date. This reduces your total interest burden and shortens the repayment period. Check with your lender for any applicable prepayment charges.

You can claim deductions under Section 80C (up to ₹1.5 lakh on principal repayment) and Section 24(b) (up to ₹2 lakh on interest paid) of the Income Tax Act. These apply to both self-occupied and rented properties.

A sale agreement is a pre-sale contract that outlines the terms and conditions of the transaction. A sale deed is the final legal document that officially transfers ownership of the property from the seller to the buyer. The sale deed must be registered at the sub-registrar’s office.

Basic terminology

BHK stands for Bedroom, Hall, Kitchen. A 2BHK apartment has 2 bedrooms, 1 living room (hall), and 1 kitchen. A 3BHK adds one more bedroom. Duplex apartments span two floors and typically offer larger spaces with roof rights.

Carpet area is the actual usable floor space inside your walls. Built-up area includes carpet area plus the thickness of walls and balconies. Super built-up area adds common spaces like staircases, lobby, and lifts. Always compare properties using carpet area for an accurate comparison.

EMI stands for Equated Monthly Installment. It is the fixed amount you pay every month to repay your home loan, comprising both the principal and the interest component.

A ready-to-move-in property is complete and you can occupy it immediately after registration. An under-construction property is still being built and will be handed over at a future date. Under-construction homes are generally priced lower but carry delivery risk.

A Title Deed is a legal document that proves ownership of a property. It is essential during any property transaction. A clear title with no disputes or pending dues is a basic requirement before purchasing any property.
